Our condominium is 47 years old and has two steel-frame exterior staircases that have really suffered from rust repair over the years.
Being close to the ocean and constantly exposed to sea breezes, the exterior staircases rusted quickly even after repairs were made.
The painting contractor at the time also repeated unplanned repairs and recurrence of rust with no warranty, and no amount of money for repairs would suffice. We have spent a lot of money on unnecessary repairs with ambiguous contracts.

Last year, when I became chairman of the board of directors, I decided to "stop repeating unplanned repairs," and started looking for a good contractor who could do well-planned work.

The stair treads and other parts were so badly rusted that they looked like they might have holes in them.
In the past, the work was done by just a little bit of scrubbing, followed by high-pressure washing and that was it.
